Property Manager/Hotel Operations Manager

Job Description Summary

Responsible for the management of a property (or group of properties) for a client and fulfill the manager's obligations under the terms of the property's management agreement.

Job Description

Essential functions and responsibilities
  • Monitor collections and coordinate default proceedings
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
  • Provide management and leadership to property staff, including hiring and performance management
  • Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, C&W's best practices, and/or client requirements
  • Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process
  • Bid, negotiate, and manage conformity with vendor contracts in accordance with C&W's contract requirements or client requirements
  • Maintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting
  • Coordinate and oversee on behalf of client, all tenant and building construction work to ensure timely and accurate completion of all construction work at property
  • Participate in client team meetings and ensure effective communication between team members in order to achieve client's goals and objectives
  • Provide and foster positive relationships with tenants/guests, external clients, and internal clients
  • Maintain regular attendance in compliance with C&W standards, as required by scheduling, which will vary according to the needs of the hotel.
  • Assist with managing the Front Desk operation; in addition to providing support to other departments in the hotel (Housekeeping and Maintenance)
  • Provide strong lobby presence to assist front desk agents and guests when needed
  • Ensure all areas of the lobby, common areas and guest rooms are functioning to C&W standards (e.g. cleanliness, guest only in authorized areas, bathroom cleanliness, outdoor cleanliness and conditions, elevator cleanliness and functionality, signage standards)
  • Handle guest's special requests and customer complaints professionally and expeditiously
  • Oversee and perform all other front desk duties and responsibilities.
  • Investigate and handle complaints, disturbances, emergencies, etc. during shift
  • Manage Employee Payroll, track attendance, time edits, and conduct call-around for OT as needed
  • Coach, train, counsel associates and administer discipline as needed
  • Attend all hotel required meetings and training.
  • Perform some Night Audit functions, able to review all Night Audit related functions and able to produce Night Audit reports.
  • Attend and contribute to periodic meetings to maintain favorable working relationships among employees and promote maximum morale, productivity, and efficiency.
  • Participate in M.O.D. coverage as required.
  • Handles all direct bill account billing and accounts receivable while tracking account balances.
  • Oversee and coordinate FLSD program

Important Education
  • Bachelor Degree in Business Administration or related discipline preferred
Important Experience
  • 3+ years of real estate property management or related experience
Additional Eligibility Qualifications
  • Fire Life Safety Director designation or in process
  • Strong knowledge of finance and building operations
  • Ability to analyze, prioritize, and delegate
  • Ability to effectively manage a team of professionals, including both employees and vendors
  • Advanced knowledge of Microsoft Office Suite
  • At least 5 years of progressive experience in a hotel or related field; or a 2-year college degree and a minimum of 3 years of progressive experience in a related field; or a 4-year degree and a minimum of 1 year of progressive experience in a related field.
  • Sedentary work, exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.

WORK ENVIRONMENTThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
