Position: Loan Officer 




Position Summary:
The Loan Officer works directly Acts Lending mortgage applicants throughout the loan process, from initial underwriting through loan approval through loan origination, while complying with all regulations and company policies and maintaining well-organized documentation. The Loan Officer works collaboratively and communicates well with applicants’ homebuyer coaches and realtors to ensure a consistent experience.

Position Responsibilities:
  • Review loan packages submitted by HUD-certified homebuyer counselors with Acts and other approved agencies to determine if they have provided all required documents and meet all underwriting guidelines.
  • Complete work in accordance with all applicable federal and state regulations, and organizational policies, and identify and report errors to the Director, Lending Operations.
  • Organize and archive underwriting documents for each family, including digital and paper filing work, for easy review and access for internal audits.
  • Prepare pre-approval, request for additional information, adverse action and loan commitment letters, and communicate action with families.
  • Complete all required loan documentation and disclosures, from application through closing.
  • Work with Loan Servicing Coordinator to ensure insurance coverage has been obtained before closing and to provide a smooth transition to loan servicing.
  • Manage loan origination software and create templates to add efficiencies to the process; assist with implementing new loan software as needed.
  • Maintain customer relationship management platform, Salesforce on a daily basis to ensure accurate and timely information is entered, and assist with implementing CRM expansion and improvements.
  • Maintain a well-organized filing system for paper and digital files.
  • Assist with completing required reporting for internal, external and audit needs and review for accuracy.
  • Work with the homebuyer coaching department and administration department to complete eligibility assessments for families applying for down payment assistance with Acts.
  • Assist Director, Lending Operations identify needed training for homebuyer counselors to ensure they understand Acts Lending’s guidelines and follow our procedures.
  • Schedule and conduct intake meetings with newly pre-approved families to help introduce them to the Lending program.
  • Occasional night and weekend work to accommodate families’ schedules and to represent Acts at events.
  • Other duties as assigned by the Director, Lending Operations.





Education and Experience:
  • High school graduate or equivalent
  • Minimum 2 years of experience in mortgage lending or related field
  • Valid driver’s license and reliable personal vehicle 
  • Proficiency with Microsoft Office/Google Suite.
  • Communicate internally and externally; use telephones and email in a professional manner.
  • Experience working with loan origination or underwriting software
  • Effective customer service skills, including demonstrating empathy with families, and maintaining composure during difficult interactions. 
  • Effective business skills, including time-management, resource allocation, teamwork and analyzing problems and implementing solutions

Physical Requirements:
  • Ability to sit for extended periods of time.
  • Light lifting that includes moving objects up to 20 pounds.
  • Occasional local travel
